The equity (value) you have in your home is its open market value less any mortgage or other debt held against it.  Equity release is a way of getting cash from the value of your home without having to move out of it.



With an equity release plan:
* You need to be aged 55 or over
* You must own your own home

You can release the equity in your home to provide a tax-free cash lump sum, a regular income, or a combination or the two. How much you can release varies between providers and will depend on how old you are, how much your home is worth and how much you choose to borrow.

 

 

Before entering into any equity release plan you should first consider the following:

 

  • Selling your current home and buying a smaller property (i.e. 'down-sizing').
  • Contacting your local council or other organisation to check if you could claim any money to pay for home repairs or improvements.
  • Claiming any state benefits you may be entitled to.
  • Tracing any private pensions or investments that you may have lost track of.
  • Using your savings or selling any investments - but consider getting advice before you do so.
